TLDR: rude staff, uncaring service, many (silly) mistakes made with paperwork and important and expensive things missing from checks. We completed on our fist house end of 2020 but made our offer in the summer, and used a solicitor from Borlase to do so.

We have used Borlase & Co. for conveyancing services in two residential property purchases, both of which were lengthy, and one unusually complex. Both represented good value considering they are a fixed cost and the amount of time that went into them! For both of these transactions we were represented by John Rutherford, who was endlessly professional, responsive and gave sensible, 'human' advice when we were struggling with silly issues raised by a surveyor. Also, I work long hours during the week, and so can't make time for ad-hoc calls/meetings which was a challenge with a previous solicitor. I found that John was available and responsive via email absolutely key to keeping things moving, and getting us into our new home! In short, I have no hesitation recommending Borlase & Co. for conveyancing matters, particularly John.

TLDR: rude staff, uncaring service, many (silly) mistakes made with paperwork and important and expensive things missing from checks. We completed on our fist house end of 2020 but made our offer in the summer, and used a solicitor from Borlase to do so. We found it to be a long, stressful and frustrating experience, largely thanks to our experience with Borlase. We paid about £2000 in total for their services. Upon booking our initial appointment, my fiancee and I arrived at Borlase to fill out paperwork and pay a deposit. Lockdown had only recently ended so we were anxious to be inside anywhere. We waited half an hour in the solicitor's office as documents were printed and photocopied- not a grievous error but we expected a lot more for the money being charged. Upon receiving the paperwork, we found multiple errors: my name, price of the house and the percentage split my fiancee and I were paying (did not even add up to 100). These were corrected by pen and we were assured that corrections would be uploaded onto the digital files. From then on, communication occurred by phone or email and was slow and frustrating. Phone calls were awkward and initiated by us almost every time- we had to go through the receptionist who was incredibly short, curt and often very rude. Most of the guidance we received on next steps were from the Estate Agents and Mortgage Broker and we would then have to call the solicitor to ask to take this next step we had not been informed of, each time going through his receptionist. The checks finally went through and we received a lot of paperwork through the post- even more errors this time! Both our names, our address, London was spelt wrong. We were appalled. We received a brief apology and a promise to resend correct paperwork. We recently discovered that most solicitors contact their client and go through the checks carefully and in great detail. This did not happen in our case. 2 or 3 weeks after the sale, the Estate Agents contact us and tell us Southwest Water need to get a hold of us because we have a big water leak. We rush down to Cornwall to find the water has been turned off on the mains, do several leak tests and find we are leaking a lot of water between the metre and the house- the pipe will need to be replaced. I'm told this is something that should have been picked up in the checks (it was not). To save money, I spend hours digging a 3 foot trench and then pay over £200 to have a new pipe put in. We were leaking 45 litres an hour and had been before we purchased the house. The water being turned off was suspicious. We contact the solicitor before we pay but his disinterested and insensitive. He says it won't cost much to fix, only a few hundred pounds, there's no way to prove they knew about it, court fees would cost more than we could get back etc but sends an email (we insist) to the other solicitor. They deny all knowledge and claim we had ample opportunity to inspect the property (the leak was under 3 feet of dirt?!). A few months later, we paint the walls and notice that a thin line of water is constantly running down the walls upstairs where the corners of the house are. I go outside on a ladder and find the facias to be rotten. Now that I know what to look for (I didn't even know what a facia was before) it is clearly visible from outside the drive. The surveyor should have been qualified and experienced enough to spot it, too. Another thing we will have to pay to replace. I'm writing this because I don't want another person to go through the anxiety we did. We should have stopped using their services in the beginning but were too worried and inexperienced to do so. Later, we worried complaining would only make the service we were receiving worsen. I now intend to contact the Financial Ombudsman to seek their advice and help in getting back some of the money that we worked so hard to save. If you've read this, I apologise for any stress it causes you. Be firm and picky with your solicitors. Do a leak test before you buy your house (seriously.). Best of luck.

Where there's an elderly or dead person there's always a firm like Borlase & Co chasing the ambulance or coffin looking to make a buck from someone else's misery. Ignore the reviews from people who have only left one review ever... They're adverts...
